Cozy 55+ Co Housing Community in Artsy Santa Fe, New Mexico Emphasizes Cooperation, Friendship and Peaceful Coexistence with the Environment

Historic Santa Fe is located in north central New Mexico. It dates from 1610 and is the oldest capital city in the United States. Sophisticated and artsy, it is also the setting for Sand River, a cozy 55+ co housing community with just 28 single family homes and condominiums. This is a mixed income community developed by the U.S. Green Building Council, a private, non-profit organization that is dedicated to transforming the way communities and buildings are designed. Sand River is one of its Leadership in Energy and Environmental Design (LEED) projects and started in 2009.

 

 

As members of a co housing community, residents share a vision of cooperation. They live by a set of values (Wisdom, Community, Friendship, Environment and Service) and are dedicated to "lifelong personal growth, friendship, respect for the environment and service to others." Each resident owns and maintains his own home, but everyone takes care of the land and the common house, a large building and the heart of Sand River. It is where residents frequently gather for meals, classes and social activities.

Community structure includes a board of directors and an onsite, paid manager, but resident teams are responsible for everything from security to the community newspaper to composting to preparing meals and providing transportation. Everyone pitches in to keep Sand River running, and all decsions with regard to the community are made by consensus.

 

In keeping with Santa Fe's overall architectural theme, Sand River homes are single story and in tradtional Territorial and adobe styles. Roofs are red and exteriors are sand colored. Each dwelling is green built and oriented for passive solar. Some residences and the common house have rooftop solar panels. Houses do not come up for sale often, but when they do, prices usually start in the low- to mid-$200,000s. Please verify this with a Realtor as prices may change.

Xeriscaping, a combination of drought resistant, native plants and rocks, is common in the Southwest and is found throughout Sand River. A community garden and an orchard add to the soothing atmosphere here. Colorful flower pots, covered front porches, wooden benches, rain harvesting barrels and the occasional wagon wheel adorn dwelling exteriors.

A somewhat remote place, Santa Fe sits at 7,000 feet above sea level in the shadow of the Rocky Mountains' Sangre de Cristo mountain range and is renowned for its music, architecture and cuisines. It exudes an ambiance not found in many other U.S. towns, as Anglo, Mexican and Indian cultures mingle with Catholicism and pagan traditions, creating a slightly mystical ambiance.

Christus St. Vincent Regional Medical Center, the primary medical facility, is accredited by the Joint Commission and accepts Medicare patients.

The elevation here helps moderate the summer heat, but in July, temperatures can still reach the 90s or higher during the day. January temperatures can dip into the 20, but the average day temperature is 45 degrees. On average, the area receives 13 inches of rain and 25 inches of snow per year.
