Outside of Phoenix in Southern Arizona, Red Mountain Villas is Low Key, Established 55+ Town Home Community with a Reasonable HOA Fee

In northeastern Mesa, outside of Phoenix in southern Arizona, Red Mountain Villas is a modest 55+ town home community built between 1985 and 2000. With just 75 properties, it is a quiet, cozy development.

Five to ten single story homes are in each of the community's 10 buildings. Each home has one to two bedrooms, one to two baths and about 950 square feet to 1,150 square feet. Exteriors are light-colored, painted brick with a red tile roof overhang, a small front porch and a one car garage outlined with red brick. Yards are small and feature Xeriscaping (decorative rocks, cacti, small bushes).

Prices start in the high-$100,000s, and the HOA fee is about $175 per month. A couple of other $300 to $350 fees are required at closing. Please verify these prices with a Realtor as they are bound to change.

Amenities are not extensive, but residents have access to a heated swimming pool and a dog park. Neighbors also get together for social activities.

Red Mountain Villas is not gated but has a fence surrounding it, with subdivisions and private homes immediately to the west and south. Fast food restaurants, a pet store, a golf course and more are one to two blocks away in either direction.

Mesa is home to Arizona State University's Polytechnic Campus and Maricopa County's biggest community college. The Mesa Arts Center has a comprehensive arts education facility, a five-gallery visual arts complex, four theaters, and a museum. The Arizona Museum of Natural History and the Mesa Historical Museum are among the city's other cultural institutions. Celebrations in the city's walkable downtown include Mesa Live and Second Friday Night Out.

Banner Desert Medical Center is accredited by the Joint Commission and is a primary stroke care center.

Summer temperatures are in the 90s and low-100s, and winter temperatures are in the 40s, 50s and 60s. On average, the area receives seven inches of rain per year.

Why Choose a 55+ Community?

Most people who choose to live in a 55+ development are looking for a sense of community with other people of similar backgrounds. Many of these developments are gated and guarded, adding to a sense of security. Often the homes are low maintenance or "lock and leave," giving owners the freedom to do things other than mow the lawn, shovel the snow or replace the roof. The biggest draw is often the amenities, ranging from lavish clubhouses to activity directors and championship golf courses, making some developments akin to country club living (or summer camp for adults). While 55+ communities are not for everyone, they continue to be a popular choice for many people.
