Selbyville sits along the Delaware/Maryland border in eastern Delaware and is the setting of Bayside, a resort community on 1,000 acres along Assawoman Bay and about four miles from Fenwick Island State Park's three mile stretch of oceanfront beaches. The community is open to all ages but is popular with empty nesters and baby boomers.

Town homes, condos, duplexes and single family homes are available. Coastal architecture with soft blue, gray and yellow vinyl shingle exteriors, white trim, plenty of windows, variable roof elevations, porches and open interiors are standard. Most properties are large with three to five bedrooms and two to three baths. Some have long exterior staircases and sit atop stilts.

Prices begin in the mid-$300,000s, and the HOA fee ranges from about $150 to $650 per month, depending on home type. Please verify these prices with a Realtor as they are bound to change.

Amenities are nearly endless. The 18-hole golf course was designed by Jack Nicklaus and is challenging throughout. The stately clubhouse is home to Signatures restaurant and boasts fairway views. It is also where community events take place. Two large swimming pools and tennis courts await outside.

The Health and Aquatic Club features a third pool, a heated indoor pool, as well as a hot tub, an aerobics room and state of the art fitness equipment. 38 Degrees is the waterfront area and has another pool with views of Assawoman Bay and the Ocean City skyline. This is spot the for fishing and kayaking.

Nature trails wind throughout Bayside, and there is a dog park for pets and their humans. Marketplace at Bayside has a Harris Teeter grocery store, a cafe, a wine shop, a bank and more. A shuttle runs to the beach on a regular schedule.

Selbyville is known as the Gateway to the Beaches and attracts summer crowds on their way the the Delaware shore. The town dates from 1778 but has plenty of modern eateries and shops.

Selbyville does not, though, have a hospital. Atlantic General Hospital is 10 miles away in Berlin, Maryland, however, and is accredited by the Joint Commission.

On average, the area receives 45 inches of rain and 10 inches of snow per year. Summer temperatures reach the 90s, and winter temperatures are generally in the 20s, 30s and 40s.

Delaware:

Delaware sits in the northeastern portion of the Delmarva Peninsula in the Northeastern region of the United States. It is bordered by New Jersey, Maryland, Pennsylvania and the Atlantic Ocean and is the second smallest state geographically. When it comes to population, it is the sixth least populous state but the sixth most densely populated.

The largest population center is the town of Townsend in New Castle County, one of the state's three counties (Kent and Sussex are the other two). In 2013, the state had the ninth highest number of millionaires per capita in the United States.
