Built between 2007 and 2015 by Investors Realty, Southern Meadow is a snug 55+ land-lease community in east central Delaware's town of Magnolia, about four miles from the Atlantic Ocean and quiet Bowers Beach. The development consists of 120 attractive, colorful manufactured homes.
The six floor plans have between 1,396 square feet and 1,759 square feet, two bedrooms, two baths, and an attached two car garage. Most homes include a den. A large eat-in kitchen, oak or marble cabinets, a stainless steel sink, central air conditioning, a washer/dryer unit, wall-to-wall carpet, and window blinds are common. Exteriors have muted color vinyl, a pitched roof and a small porch. Community grounds are nicely landscaped.
Prices begin in the mid-$100,000s. The monthly fee is in the $600s to $700s per month for most homes and covers the land rent, taxes, sewer, street lights, snow plows, trash pick up, lawn care, as well as amenities. There is also a $20 yearly fee. Please verify these prices with a Realtor as they may change over time.
The clubhouse boasts an exercise studio, a TV den, and rooms for cards or hobbies. The outdoor swimming pool has an adjacent barbecue area. Walking paths lead to garden plots and a stocked pond with a fishing pier. Magnolia is outside of Dover and started out in the 1880s. It was named after the English Duke of Yorks's favorite tree, the Magnolia. The town's original boundaries, which formed a circle, are still intact and represent brotherhood.
There is no Magnolia hospital, but Bayhealth Medical Center is six miles away in Dover and is accredited by the Joint Commission.
On average, the area receives 45 inches of rain and 10 inches of snow per year. Summer temperatures reach the low-90s, and winter temperatures are generally in the 20s, 30s and 40s.
