St. Petersburg is on Florida's mid-Gulf Coast and is the setting for low key Americana Cove, a gated 55+ waterfront co-op community with manufactured homes and mobile homes. The property is nicely kept on 200 acres and has 750 sites, about 100 of which are available for a new home.
Because Americana Cove is a co-op, buyers may purchase a lot and a share in the co-op and put a new manufactured home on the lot or they may purchase an existing home with a share included (shares are about $40,000). Preferred housing dealers include Palm Harbor, Citrus Meadowood, and Plant City Housing.
Homes come in a variety of colors - yellow, tan, pink - and most have one to three bedrooms. Many sit next to the water and boast a screened-in porch, a spacious kitchen, a pantry, granite countertops, a breakfast bar and stainless steel appliances.
Prices generally start at around $100,000. The approximately $500 to $700 monthly lot fee helps pay for the community's gated entrance, lawn care, waste pickup, and shared amenities. There is also a $600 yearly association fee. Please verify these prices with a Realtor as they are bound to change.
Americana Cove has boat slips, launches and docks, and its canals lead directly to Old Tampa Bay. The heated swimming pool has a sun deck and Tiki hut. The clubhouse has a kitchen and game rooms. There are facilities for fitness, billiards, hobbies and shuffleboard, as well as RV storage. There is also a pet park where dogs can romp with their humans. Neighbors meet at waterfront common areas for fishing, barbecues, and picnicking. Organized groups are many and include card clubs, computer clubs, boat clubs, crafter clubs, motorcycle clubs and others. For golfers, the Mangrove Bay and Cypress Links Golf Course is next door. Groceries and pharmacies are within walking distance.
St. Pete has several accredited hospitals.
Summer high temperatures usually top out in the mid-90s. Winter temperature highs are in the 60s and 70s with lows in the 50s. Average rainfall is 50 inches per year with the usual summertime afternoon showers.

Age-restricted communities, at least those for residents age 55 or better, generally appeal to people seeking a sense of community with other people from similar socioeconomic backgrounds. Most developments are gated or at least have some type of secured access and appeal to retirees seeking a sense of security. People who enjoy lots of amenities, planned activities and social interaction also buy in 55+ developments. Just an FYI: newer communities tend to have a younger demographic while older communities usually have a more mature set of residents, primarily because residents in older developments purchased when they were younger and have stayed put.
