Sandwiched between two golf courses in southeastern Florida's Boynton Beach, Bent Tree Villas East is minutes from I-95 and white sand beaches. Built by Drexel between 1981 and 1982, this 55+ community is well maintained and carefully landscaped.

About 189 attached homes cluster around a clubhouse. These two bedroom, two bathroom residences range in size from 1,400 square feet to 1,733 square feet. Most focus on a single-level lifestyle, have an attached one-car garage, and a screened-in back porch. Some have basement storage. Upgrades might include granite kitchen counters, custom cabinets, frameless shower doors, and plantation shutters. Exterior colors are primarily yellow and peach stucco.

Prices begin in the mid- to high-$200,000s. The HOA fee is about $635 per month and helps pay for cable, water, community upkeep, lawn care, and trash removal.

The electronically gated community has a 10,000 square-foot clubhouse. Inside, residents enjoy a multi-purpose room, a ballroom, a catering kitchen, a library, and a card room. An outdoor pool, patio, picnic area, and bocce ball court round out the shared amenities. Bent Villas also has a nice waterfall entry, while walking paths wind around the villas.

An on-site manager helps fill the community calendar, and neighbors regularly meet for book discussions, water aerobics, or excursions to casinos and baseball games.

Restaurants, movie theaters, and big box retail are minutes away. The nearby Boynton Inlet has a marina, guarded beach, outdoor showers, and a 24-hour fishing jetty. To the east, the Loxahatchee National Wildlife Area is open for hiking, biking, photography, hunting and fishing. This remnant of the northern Everglades shelters more than 200 bird species, 20 mammal types, 60 reptile varieties, and about 40 kinds of butterflies.

Summer high temperatures usually top out in the mid-90s. Winter temperature highs are in the 60s and 70s with lows in the 50s. Average rainfall is 50 inches per year with the usual summertime afternoon showers.

Is Everyone in a 55+ Community Really 55+?

Not everyone who lives in a 55+ community is age 55 or better. Generally, at least 80% of residents must be at least age 55 (and at least one occupant of each housing unit must be age 55), while the remaining 20% are allowed to be younger (but usually at least age 45). Children are allowed to visit but generally cannot stay more than two weeks at a time. It is also usually the case that older, more established 55+ communities have an older residential demographic.
