Cypress Creek Village is an Attractive 55+ Manufactured Home Community With a Beautiful Clubhouse, a Heated Pool and Quiet Lanes Lined by Palm Trees
About 45 minutes outside of Orlando in central Florida, attractive, gated Cypress Creek Village is a 55+ manufactured home community developed by CFR Communities. It has nearly 300 homes, most of which look site-built.
Floor plans range from about 840 square feet to 1,700 square feet and have two bedrooms and two baths or three bedrooms and two baths. Standard features include lap siding, a shingle roof, an aluminum carport, a concrete driveway, central heat, air conditioning, a fully landscaped lot and washer and dryer hook ups.
Prices start below $100,000. The lot fee is in the $600s per month, although new homes may pay less than that for the first year. Please verify this with a Realtor as prices will change.
Lawns are generally well-tended. Quiet lanes are lined by by palm trees. Sidewalks are few. Pets are welcome, although size restrictions apply.
Amenities include a lovely clubhouse with a movie room, a hot tub, a heated swimming pool, a fitness room and a library. Cypress Creek organizes a number of events every month, including dinner dances, shuffleboard tournaments, water aerobics, luncheons, craft nights and holiday parties. Peace Creek borders Cypress Creek Village to the east.
Tourists come to visit Winter haven's Legoland and to water ski on the 50 lakes in and around town. Half of these lakes are canal connected, making it easy to travel about Winter Haven via boat.
Winter Haven Hospital is accredited by the Joint Commission and is a Primary Stroke Center.
The area has a humid, subtropical climate. Summer temperatures are in the 80s and 90s. Winter temperatures are in the 50s, 60s and 70s. On average, the area receives 51 inches of rain per year.

Why are HOA Fees So High in 55+ Communities?
HOA fees (homeowner association fees) come in a wide range, and each 55+ community has a different set of guidelines for determining its HOA fees. Generally, the more amenities, the higher the fee. And often older communities have higher fees because as a development ages, maintenance costs increase. Most communities have bylaws stating how high HOA fees can be raised each year. When looking for a 55+ community, always ask about the fees. How much are they? What do they cover? How many increases have there been in the last 10 years? If the developer or sales staff will not tell you, visit on a Saturday when people are out and about and ask a resident or two about the HOA fees.
