Lakeside 55+ Community of Lake Griffin Harbor in North Central Florida Features Manufactured Homes, a Marina, a Conservation Area, a Swimming Pool and More
Lake Griffin Habor is a peaceful manufactured home community on the shores of 16,000- acre Lake Griffin, part of north central Florida's freshwater Harris Chain of Lakes. The development has 350 homes, all built after 1974 when homes manufactured offsite began adhering to new HUD building codes.
Most Lake Griffin Harbor properties actually date from the 1980s and 1990s, with many built after 1994 when HUD began imposing stronger wind codes (Lake Griffin Harbor's homes are built to withstand 125 mph winds).
The community is tidy with well-kept lawns. Although homes are modest, they are in good shape. Many have new air conditioning, walk-in closets, a contemporary kitchen, a Florida room, laminate flooring and more. Standard features include vinyl siding, drywall ceiling, a carport and a shingled roof (although some homes have a metal roof). Some dwellings come furnished.
Prices start well below $100,000. The monthly lot fee ranges from about $500 to $650 and covers amenities and common area maintenance. Please verify these prices with a Realtor as they will change.
Approximately 10,000 acres in size, Lake Griffin is filled with bass and connects to the Ocklawaha River as well as to the St. Johns River. Lake Griffin Harbor's 55-slip marina offers both wet and dry storage. Neighbors can walk through the 65-acre conservation or fish at the community's pier.
The clubhouse has a fitness center, a banquet hall, a dance floor, a catering kitchen, and a billiards room. An outdoor heated swimming pool, a spa, courts for bocce ball or shuffleboard round out the community amenities. Lake Griffin Harbor's social calendar is filled with brunches, poker nights, line dancing, exercise classes, and health clinics. Pets, with restrictions, are welcome.
The surrounding city of Leesburg is home to Beacon College, Lake Sumter State College, and the Leesburg Lightning, a collegiate wood bat team. Leesburg manages eight parks and two swimming pools. Its annual three-day Bikefest is billed as the largest bike and music event in the world.
Leesburg Regional Medical Center is accredited by the Joint Commission.
The area has a humid subtropical climate with 48 inches of rainfall each year. Summers temperatures are in the 80s and 90s, and winters are mild with temperatures in the 50s, 60s and 70s.

Who Buys in a 55+ Community?
Age-restricted communities, at least those for residents age 55 or better, generally appeal to people seeking a sense of community with other people from similar socioeconomic backgrounds. Most developments are gated or at least have some type of secured access and appeal to retirees seeking a sense of security. People who enjoy lots of amenities, planned activities and social interaction also buy in 55+ developments. Just an FYI: newer communities tend to have a younger demographic while older communities usually have a more mature set of residents, primarily because residents in older developments purchased when they were younger and have stayed put.
