Across the water from Tampa on Florida's Gulf Coast and about a mile from gorgeous white sand beaches, 55+ Port Belleair was built in the late 1960s and early 1970s. The community consists of clustered, low- and mid-rise condominium buildings.

Most units have one to two bedrooms and about 1,300 square feet of living space. Depending on location, homes have water views, lush landscaping or the parking area.

Walk-in closets, an enclosed balcony, and an eat-in kitchen are a few design features. Upgrades include Corian counters, solid wood cabinets, stainless steel appliances, hurricane-rated windows, and electric blinds. A carport or assigned parking beneath the building is standard.

Prices begin in the high-$200,0000s to low-$300,000s. The monthly HOA is in the $300s to $400s and covers water, sewer, basic cable, and some exterior maintenance.

Laundry facilities and the community clubhouse are close at hand. The clubhouse has a full kitchen, pool tables, TVs, and room for meetings or coffee klatches. The large outdoor pool is heated and adjoined by a BBQ area.

Belleair Bluffs is just south of Clearwater. The Clearwater Causeway is within easy reach, and the Clearwater Marine Aquarium and Caladesi Island State Park are a short drive away.

Belleair Bluffs does not have a hospital, but Morton Plant Hospital is next door in Clearwater.

Summer temperatures are in the 80s and 90s, and winter temperatures are in the 50s, 60s and 70s. On average, the area receives 49 inches of rain each year.

Travel up to Florida's Big Bend along its emerald waters. Find the Forgotten Coast. With no major cities, it may be the best place to enjoy the state's white-sand beaches.

Why are HOA Fees So High in 55+ Communities?

HOA fees (homeowner association fees) come in a wide range, and each 55+ community has a different set of guidelines for determining its HOA fees. Generally, the more amenities, the higher the fee. And often older communities have higher fees because as a development ages, maintenance costs increase. Most communities have bylaws stating how high HOA fees can be raised each year. When looking for a 55+ community, always ask about the fees. How much are they? What do they cover? How many increases have there been in the last 10 years? If the developer or sales staff will not tell you, visit on a Saturday when people are out and about and ask a resident or two about the HOA fees.
