Soothing 55+ Single Family Home Community of Royal Highlands in North Central Florida is Nestled Among Lakes, Wetlands and Open Spaces
Set amid blue lakes and green spaces in pastoral north central Florida, Leesburg is the location of Royal Highlands. This established, gated 55+ community has 1,500 single family homes and was built by Pringle from 1999 to 2006.
A quiet community, Royal Highlands spreads across 1,100 acres, although homes are situated on only about two thirds of this area. The rest of the land is devoted to the golf course and to conservation. Wetlands and bodies of water dot the development and are home to birds and other wildlife. Residences come in dozens of floor plans and range from about 1,200 square feet to nearly 3,000 square feet. Each home has an attached garage, from two to four bedrooms and from two to three baths. Some homes have a screened-in porch and an in-ground swimming pool. Nearly all dwellings are single story, and many sit along the golf course or next to preserved land. Lot sizes range from smallish with a tree or two to expansive with a long driveway.
Prices start in the low-$300,000s. The HOA fee is about $212 per month. Check with the community or a Realtor to verify these prices as they may change.
The Monarch Golf Course, semi-private and member-owned, opened in 1997. It has 18 holes, a pro shop and a restaurant. Royal Highlands residents enjoy discount green fees.
In addition to the golf course, the community boasts two clubhouses, a fitness center, two swimming pools, tennis courts, horseshoe pits, walking trails, a fishing pier, a dance studio and a library. The Great Hall has a dance hall and is where concerts and theater productions take place. Social activities are in good supply, too, because Royal Highlands has a full time activities director. Holiday parties, monthly breakfasts and more ensure that homeowners stay active. Residents also have a reputation for being welcoming of community newcomers.
Leesburg is an hour away from the Gulf Coast beaches and an hour away from the endless amenities of Orlando. This makes it an ideal location for a peaceful retirement with plenty of activities nearby. And the city's hospital, Leesburg Regional Medical Center, is accredited by the Joint Commission.
Summer temperatures are in the 80s and 90s, while winter temperatures are in the 50s and 60s. On average, the area receives 48 inches of rain per year.

Why are HOA Fees So High in 55+ Communities?
HOA fees (homeowner association fees) come in a wide range, and each 55+ community has a different set of guidelines for determining its HOA fees. Generally, the more amenities, the higher the fee. And often older communities have higher fees because as a development ages, maintenance costs increase. Most communities have bylaws stating how high HOA fees can be raised each year. When looking for a 55+ community, always ask about the fees. How much are they? What do they cover? How many increases have there been in the last 10 years? If the developer or sales staff will not tell you, visit on a Saturday when people are out and about and ask a resident or two about the HOA fees.
