Near the Gulf Coast, Popular 55+ Sun City Center Boasts Single Family Homes, Town Homes, Condominiums, Five Clubhouses, Four Golf Courses, More Than 200 Activity Groups and More
Twenty-five miles south of Tampa and about 35 miles from oceanfront beaches in west central Florida, Sun City Center is a large, self-contained 55+ village run by resident volunteers. Del Webb began construction in 1961, but other builders have helped produce the 15,000 homes that make up the community. Construction ended in 2018, and today, 30,000 people live here.
As might be expected in a community built over more than 60 years, buyers encounter a wide range of housing options in dozens of neighborhoods. Most houses are single family, but duplex villas (town homes) and condominiums are here, too. All are single story.
Floor plans range from less than 1,000 square feet with one bedroom and two baths in older sections to more than 3,000 feet with four bedrooms and four baths in newer areas. Minto is the primary builder in these more modern sections.

About 100 different HOAs charge fees ranging from about $25 per month to the $700s per month. There is also an annual fee of about $335.
Sun City Center has five clubhouses, three of which are huge. They are the Kings Point Clubhouse (97,000 square feet), the Club Renaissance (43,000 square feet) and the Kings Point South Clubhouse (29,000 square feet), along with two smaller ones. All are open to all homeowners, except for the Club Renaissance, which is a private country club with an annual membership fee.
Spread across all of these clubhouses are fitness centers, dance studios, meeting rooms, computer rooms, photography labs, libraries, art galleries, small theaters for amateur productions, lap pools, therapy pools, and indoor walking tracks. The arts and craft center has rooms and materials for stained glass, china painting, weaving, lapidary, woodworking, and sewing.
Outside, neighbors partake in lawn bowling, pickelball, shuffle board, tennis and swimming in resort-style pools. Four on-site golf courses ensure that finding a tee time is never a problem.
More than 200 activity clubs cover everything from pottery and table tennis to technology, kayaking and gardening. There are also two travel clubs. Golf carts are the prefered method of transporation while traveling between neighborhoods, activities and clubhouses.
Sun City Center is not gated, but a security patrol is staffed by 1,200 resident volunteers. They are unarmed but have radios connected to the local sheriff's office.
South Bay Hospital is within Sun City Center and is accredited by the Joint Commission.
This area has a hot, humid climate. Summer temperatures are in the 80s and 90s with high humidity levels and frequent rainstorms. Winter temperatures are in the 60s and 70s.

Twenty miles of beaches along the Gulf Coast distinguish the Suncoast from the forests and blackwater rivers of the Nature Coast.
Travel up to Florida's Big Bend along its emerald waters. Find the Forgotten Coast. With no major cities, it may be the best place to enjoy the state's white-sand beaches.
Why are HOA Fees So High in 55+ Communities?
HOA fees (homeowner association fees) come in a wide range, and each 55+ community has a different set of guidelines for determining its HOA fees. Generally, the more amenities, the higher the fee. And often older communities have higher fees because as a development ages, maintenance costs increase. Most communities have bylaws stating how high HOA fees can be raised each year. When looking for a 55+ community, always ask about the fees. How much are they? What do they cover? How many increases have there been in the last 10 years? If the developer or sales staff will not tell you, visit on a Saturday when people are out and about and ask a resident or two about the HOA fees.
