Jacksonville is on the northeastern Florida coast, near the point where the St. John's River meets the Atlantic Ocean, and within it is Sweetwater, a Del Webb community built between 2005 and 2016. The development consists of 997 condominiums, villas, carriage homes and single family homes, all of which are open to people age 55 or better and located in a variety of neighborhoods.
The condominiums are grouped in four-story buildings, each with an elevator. The villas (town homes) are built on a single-level, while the carriage houses (town homes) are clustered in two story configurations. Single family homes have a main floor master suite and come with a lanai as well as an attached, two car garage. Floor plans have two to three bedrooms and two to two and a half baths.
Most residences have high-end finishes, a gourmet kitchen, and tile flooring. Hurricane shutters are standard.
Prices start in the high-$200,000s. The HOA fee ranges from about $250 to $956 per month depending on the home type. Please verify this with a Realtor as prices are sure to change.
Summerland Hall, the beautiful 22,000 square foot clubhouse, has a fitness center, movement studio, heated lap pool, ballroom, business center, and rooms for sewing, ceramics, and games. Neighbors can lounge at the outdoor resort-style swimming pool. Tennis facilities, bocce ball courts, a putting green, and trails surround the hall.
A full-time activities director oversees clubs, classes and events. Painting, poker, and woodworking are a few of the community offerings. Sweetwater is also dog-friendly. The beach is about 13 miles away.
Jacksonville is Florida's largest city and is a major military and civilian deep water port. The city has more than 500 neighborhoods and a diverse population. It is home to several Fortune 500 company headquaters and has an extensive parks system. Festivals include the Jacksonville Jazz Festival, Springing the Blues and the World of Nations Celebration. Residents also enjoy a symphony orchestra, a zoo, a botanic garden and a professional football team.
The city has several large, accredited hospitals, including a Mayo Clinic.

Who Buys in a 55+ Community?
Age-restricted communities, at least those for residents age 55 or better, generally appeal to people seeking a sense of community with other people from similar socioeconomic backgrounds. Most developments are gated or at least have some type of secured access and appeal to retirees seeking a sense of security. People who enjoy lots of amenities, planned activities and social interaction also buy in 55+ developments. Just an FYI: newer communities tend to have a younger demographic while older communities usually have a more mature set of residents, primarily because residents in older developments purchased when they were younger and have stayed put.
