Large Leafy 55+ Community of Timber Pines is Near Florida's Gulf Coast and Has Single Family Homes, Attached Homes, Four Golf Courses, Two Swimming Pools, a Performing Arts Center and More

Spring Hill is close to Florida's central Gulf Coast, and Timber Pines is an established, gated 55+ community within it. Built between 1982 and 1998, and has a solid, down to earth feeling about it. Golfers in particular enjoy Timber Pines since it has four golf courses.

The nearly 3,500 single family homes and town homes sit on 1,400 acres dotted with tall pines and live oaks. All properties are single story. Older homes are made from brick and come in a variety of colors. Some of the newer residences have Mediterranean architecture. Every home sits on a nicely landscaped lot.

Maintenance responsibilities vary with home style. Each single family homeowner must maintain his or her own lawn and house exterior, while town home owners live a maintenance-free lifestyle.

Prices start in the high-$100,000s to low-$200,000s. The monthly HOA fee for most homes is $314. Please check with a Realtor to verify this as prices may change.

There are three 18 hole courses and one nine hole course, and each one caters to a different skill level. A modest annual fee is required to play. The driving range is open from dawn to dusk.

Timber Pines is not, however, just about golf. Its other amenities are extensive and include a wide range of classes and clubs, everything from yoga classes and a gardening club to Spanish classes and a travel club. Residents also enjoy a country club (no membership fee) and a lodge with a ballroom and a library. Swimming pools, tennis courts, shuffleboard courts, pickelball courts, walking trails and more keep residents active.

The 570-seat performing arts center hosts the Timber Pines Players, the Timbertones Chorus and the resident big band. Group bus tours take residents to see national entertainment acts in Clearwater and to watch professional baseball games in Tampa.

Spring Hill does not have a hospital, but neighboring Brooksville does, and it is accredited by the Joint Commission.

This area has a hot, humid climate. Summer temperatures are in the 80s and 90s with high humidity levels and frequent rainstorms. Winter temperatures are in the 60s and 70s.

Travel up to Florida's Big Bend along its emerald waters. Find the Forgotten Coast. With no major cities, it may be the best place to enjoy the state's white-sand beaches.

Why are HOA Fees So High in 55+ Communities?

HOA fees (homeowner association fees) come in a wide range, and each 55+ community has a different set of guidelines for determining its HOA fees. Generally, the more amenities, the higher the fee. And often older communities have higher fees because as a development ages, maintenance costs increase. Most communities have bylaws stating how high HOA fees can be raised each year. When looking for a 55+ community, always ask about the fees. How much are they? What do they cover? How many increases have there been in the last 10 years? If the developer or sales staff will not tell you, visit on a Saturday when people are out and about and ask a resident or two about the HOA fees.
