Beautiful Homes, Manicured Tropical Landscaping and an 18 Hole Golf Course Draw Baby Boomers and Empty Nesters to Treviso Bay, a Resort Style Community in Balmy Naples, Florida
Just south of Naples on Florida's balmy Gulf Coast, Treviso Bay is a lush, all ages golf community that stretches across 1,050 acres and borders the Tamiami Trail. Numerous builders, including Lennar and Taylor Morrison, have put their mark on this resort-style development. Construction started in 2012 and continues today. Eventually, 1,300 homes will be here.
The community has a gorgeous entryway and a Mediterranean architectural theme. Potential buyers have a good selection of floor plans from which to choose - everything from condominiums to estate homes. The Terrace Condominiums are all two bedroom, two bath designs with options for a den. The larger Veranda residences can include a screened lanai and a one car garage. Coach homes, two story buildings with four homes per building, can have up to three bedrooms. Sizes of single family homes can range from 1,649 square feet to 4,000 square feet or more.
Prices start in the low-$400,000s and reach into the millions. HOA fee is $558 for most homes; some homeowners pay less. Please verify these prices with a Realtor as they may change.
HOA fees help pay for lushly landscaped parkways, ponds, fountains, trails, a 24/7 guardhouse, as well as the gorgeous 76,000 square foot clubhouse. Inspired by Tuscan architecture, it boasts beamed ceilings, oversized windows and golf course views. Casual and fine dining are available at the lakefront Villa Rilassare sports complex, which also has a fitness center, massage rooms, a yoga lawn, a spa and a beautiful swimming pool with lagoons and lap lanes.
Membership in the community's TPC championship golf course is included in the price of a home, making this one of the only PGA-bundled golf developments in Florida. The 18-hole, par 72 course was designed by Arthur Hills has a practice pitch and putting greens.
Naples supports a philharmonic, museums, an opera company, as well as Equity and community theater. The 5th Avenue South shopping district and 3rd Street South are fashionable shopping areas, and 95 golf courses within 30 miles of downtown. Naples' beach is roughly 10 miles long and is clean, sugar white and usually crowded. It has been voted one of America's best beaches. The Everglades, Rookery Bay, Corkscrew Swamp, and Picayune Strand State Forest are also within easy reach.
NCH Healthcare System has two hospitals here. Both are accredited by the Joint Commission and are award-winning year after year.
Summer high temperatures usually top out in the mid-90s. Winter temperature highs are in the 60s and 70s with lows in the 50s. Average rainfall is 50 inches per year with the usual summertime afternoon showers.

Florida:
Named Pascua Florida by Juan Ponce De Leon, the Sunshine State did not enter the Union until March 3, 1845. Balmy mild winters began attracting "snowbirds" to the state in the late 19th century, and retirees continue to flock to the state today. It's not hard to see why tourism has become Florida's leading industry.
International trade and citrus are also major contributors to the state's economy. Eighty percent of the nation's oranges and grapefruits are grown here, and 40 percent of all U.S. exports to Latin America flow through Florida.
Florida's landscape includes uplands and coastal plains. It contains more than 11,000 miles of waterways and about 4,500 islands.
Florida also has 1,045 golf courses, more than any other state in the Union. The 47 mile Pinellas Trail is the longest urban trail on the east coast. Orlando theme parks attract more visitors than any other theme parks in the U.S. The only place in the world where alligators and crocodiles co-exist is in National Everglades Park.
Is Everyone in a 55+ Community Really 55+?
Not everyone who lives in a 55+ community is age 55 or better. Generally, at least 80% of residents must be at least age 55 (and at least one occupant of each housing unit must be age 55), while the remaining 20% are allowed to be younger (but usually at least age 45). Children are allowed to visit but generally cannot stay more than two weeks at a time. It is also usually the case that older, more established 55+ communities have an older residential demographic.
