Soothing Fearrington Village is Nestled on Farmland in Central North Carolina and Has Single Family Homes, Town Homes, a Village Center and a Pastoral Quality
Fearrington (pronounced FAIRington) Village is a mixed-use development midway between Pittsboro and Chapel Hill in central North Carolina. It was started by Fitch Creations, Inc. in 1974 and inspired by English cottages. The Fitch family still manages it today.
Fitch Creations purchased the original land from the Fearringtons, a family who had operated a dairy farm here for almost two centuries. The community is peppered with meadows, rolling hills and thick stands of trees, giving it a soothing pastoral quality. Popular with baby boomers and Gen Xers, Fearrington and will have 1,400 stylish single family homes and town homes when construction is completed.
Fifteen neighborhoods are clustered around the Village Center, which is the heart of Fearrington, and in the surrounding woodlands and fields. Some areas are compact with homes close to one another, while other areas are low density. Architectural styles range from bungalow and Craftsman to Cape Cod and Colonial.
Prices begin in the mid-$300,000s. The HOA is about $150 to $429 per month, plus a $300 or so annual fee, depending on the property. Please verify this with a Realtor as prices may change.
The community honors the Fearrington family by maintaining original farm buildings and by pasturing Belted Galloway cows. The Village Center has a country inn, an independent bookstore, artist studios, a cafe, two restaurants (one of which has a 5 star rating), a craft brewery, a wine shop, and a day spa. Village businesses also offer live music, book signings, and wine classes.
Residents enjoy tennis courts, a swim and croquet center, nature trails and gardening plots. The nearby Duke Center for Living, which has a contract with Fearrington, has a lap pool and an indoor walking track.
Clubs and groups are many and include a book club, a tennis club, a garden club, a wine club and many more. Many club meetints are held in the Gathering Place (clubhouse). A full-time activities director ensures that residents always have an activity to enjoy or an event to attend.
Fearrington Cares is a non-profit organization funded by Fearrington residents. It provides minor home repairs, transportation to medical offices, computer support and more.
The nearby Jordan Lake State Park offers fishing, sailing, water skiing and camping. Residents can also easily enjoy the amenities of the University of North Carolina in Chapel Hill.
Pittsboro does not have a hospital, but the University of North Carolina hospital is just 14 miles away in Chapel Hill and is accredited by the Joint Commission. It is also a Level I adult trauma center.
Summer temperatures are in the 80s and 90s, and winter temperatures are in the 30s, 40s and 50s. On average, the area receives 48 inches of rain per year.

North Carolina:
Sir Walter Raleigh sent English colonists to North Carolina in 1585 and 1587 to settle Roanoke Island. Permanent settlements were established in 1653, and early conflicts included pirate raids, the Quaker-led Cary Rebellion and the Tuscarora Indian War.
North Carolina didn't see much fighting during the American Revolution, but many residents went out of state to fight. A lot of locals were pro-Union and anti-slavery, but the state joined the Confederacy during the Civil War.
The state is the nation's largest tobacco producer, furniture maker and brick and textile manufacturer. Papermaking, chemicals, and metalworking are important to the state economy, too. Most lithium and mica come from here.
Tourists spend more than $1 billion in North Carolina annually. Sporting options include skiing, golfing and fishing. Major attractions include the Great Smoky Mountains, Cape Hatteras, the Blue Ridge National Parkway, the Wright Brothers memorial, Carl Sandburg's home, and an Old Salem re-creation in Winston-Salem. North Carolina's climate is warm and tropical most of the time, but it can be subject to fierce storms part of the year.
How Do 55+ Communities Get Away with Age Discrimination?
The Fair Housing Act (FHAct) protects all citizens from discrimination on the basis of race, color, national origin, religion, sex, handicap or familial status. When it comes to senior housing, Congress created an exemption from the familial status requirements as long as the housing is specifically for at least one person who is 55 or older in at least 80 percent of the occupied units and adheres to a policy that demonstrates intent to house persons who are 55 or older.
