Outside of Nashville, Low Key 55+ Community of Lenox Place Has Single Story Condominiums, Each with a Private Courtyard Entry

Historic Gallatin sits along the northern banks of the Cumberland River in north central Tennessee. It is about an hour to the northeast of downtown Nashville and is the location of Lenox Place, a nice 55+ ranch-style condominium community built by Goodall Homes from 2010 to 2016.

The community has 250 residences. Each home is constructed from brick and is one level with a pitched roof. All properties have an attached, two car garage with crescent windows. The homes are in quad buildings, but each property's gated courtyard entrance ensures a sense of privacy. Living spaces range from about 1,300 square feet to 1,500 square feet and include two bedrooms and two baths (older models have the more square footage). There are no sidewalks or front lawns, and driveways are short.

Prices begin in the mid- to high-$200,000s. The HOA is between about $180 to $220 per month. Please check with a Realtor to verify this as prices may change.

Lenox Place only has a few roads, and they curve and wind so that traffic volume and traffic noise are practically non-existent. Green spaces and some other residential housing are adjacent to the development, giving it a rural suburban feeling. Guest parking is situated throughout the community.

A circular drive surrounds the well-appointed clubhouse, which has game rooms, a kitchen and a well-lit fitness center with high ceilings. The outdoor swimming pool has a nice, large patio area, and there is a community garden. Coffee get-togethers, Bible study classes, potlucks, board games and other resident activities ensure that everyone has a way to stay connected.

Gallatin is essentially a Nashville exurb, safe and growing, and it has six public parks, three golf courses and a simple but attractive downtown. Fishing and boating on Old Hickory Lake are favorite activities.

Summer temperatures are in the 80s and 90s, and winter temperatures are in the 30s, 40s and 50s. On average, the area receives 52 inches of rain and a dusting of snow per year.

The state's nickname was born in the War of 1812 when a contingent of volunteer soldiers fought valiantly at the Battle of New Orleans. Why are HOA Fees So High in 55+ Communities?

HOA fees (homeowner association fees) come in a wide range, and each 55+ community has a different set of guidelines for determining its HOA fees. Generally, the more amenities, the higher the fee. And often older communities have higher fees because as a development ages, maintenance costs increase. Most communities have bylaws stating how high HOA fees can be raised each year. When looking for a 55+ community, always ask about the fees. How much are they? What do they cover? How many increases have there been in the last 10 years? If the developer or sales staff will not tell you, visit on a Saturday when people are out and about and ask a resident or two about the HOA fees.
