In the Rio Grande Valley at the southern tip of Texas, 2,600-acre Bentsen Palm is a handsome, award-winning master-planned community that will eventually have 5,500 residences in three separate neighborhoods. One of those neighborhoods, gated Retama Village, is for people who are age 55 or better and will have 550 homes at build-out.

Although it tends to cater to RVers with its port homes, casitas and coach homes, Retama Village also has permanent single family homes for people who are not road warriors and want a year round residence. These single family homes (some of which are called cottages) come in seven floor plans and range from 1,062 square feet to 2,091 square feet with two to three bedrooms and one to two baths. They are single story or two story with an attached garage and a stucco and stone exterior. Options include a lanai or covered patio.

The Village's RV port homes pair a house (794 square feet to 1,527 square feet and one to four bedrooms) with a large RV carport. A garage is optional. All port homes have full hook ups and a courtyard connecting the port to house.

The stucco-built RV casitas have 720 square feet with one bedroom and come with a concrete RV pad.

The RV coach houses are 12 feet x 24 feet and have a concrete RV pad, a patio and plumbing rough-ins.

Stand alone homes start at $139,900 to $159,900. Port homes begin at $179,900. Casitas begin at $129,000. Coach homes begin at just under $60,000. Please check with the community to verify these prices as they may change.

The Retama Club has a lounge, a fitness center and rooms for cards, billiards, and crafts. The club is surrounded by an outdoor kitchen, a party deck, a spa, and two heated swimming pools. Neighbors meet for a full schedule of classes and events.

The nearby World Birding Center is a large remnant of the Rio Grande floodplain forest. It attracts gray hawks, ani, kingfishers, thrashers, and orioles. The visitor's center is surrounded by hummingbird feeders and a butterfly garden. The Bentsen-Rio Grande State Park, part of the center, has miles of nature trails.

Summer temperatures are in the 90s and higher. Winter temperatures are in the 50s, 60s and 70s. On average, the area receives 21 inches of rain per year.

Texas:

Two Spanish explorers in the 16th and 17th centuries were the first Europeans to visit this area and settled near El Paso in 1682. A French colony also existed for a time at Matagorda Bay. Americans started to settle at the edge of the Brazos River in 1821. Mexico, recently independent from Spain, controlled Texas at this time.

The American settlers eventually rebelled against Mexico and fought for their independence in the Texas Revolution (1835 to 1836). Legendary battles included San Jacinto and the Alamo. The U.S. annexed Texas in 1845, and the Mexican-American War began in 1846 as Mexico fought to keep Texas.

The U.S. captured Mexico City in 1848 and ended the war. The subsequent Treaty of Guadalupe Hidalgo not only kept Texas in the U.S. but gave the Americans ownership of California, half of New Mexico, most of Arizona, Nevada, Utah and parts of Wyoming and Colorado. Texas has been a part of the U.S. ever since.

The Lone Star State is the second biggest in the country in size, after Alaska, and it leads every other state in the production of cattle, sheep, oil, as well as cotton. Geography ranges from arid, flat plains in the west to the thick piney woods in the east.

Texas also boasts 100 state parks, the Lyndon B. Johnson Space Center, the Alamo and Big Bend Mountains National Park. In September, 2017, one of its major cities, Houston, received 51 inches of rain during Hurricane Irma.

What are the Benefits of a 55+ Development?

Developments designed for the 55+ crowd offer a lot of benefits. The main ones are security, plenty of recreation opportunities and a sense of community with people of similar backgrounds, but the benefits do not end there. Nearly all 55+ single family home communities, particularly newer ones, have single story homes, whether single family homes, town homes or condominiums.
