D. R. Horton broke ground on Wellspring at Tamarron, a 55+ Freedom Homes community in 2016. It is in the larger master-planned development named Tamarron and has 109 single family homes. Construction wrapped up in 2020.

Eight available one-story designs range in size from about 1,734 to 2,694 square feet. Most have two to three bedrooms and two to two-and-a half baths. All feature an ample master suite, a luxurious layout, a well-appointed kitchen, and energy efficient fixtures.

Exteriors are brick, and each home has a two car attached garage with a long driveway.

Prices start in the high-$200,000s. The HOA fee is about $165 per month. Please verify this with a Realtor as prices may change.

Wellspring is gated and has a bocce ball court, horseshoe pit and putting green inside its borders. Residents also have access to Tamarron's 8,000 square-foot clubhouse. The building includes a fitness center, catering kitchen, lounge, and rooms for crafts, cards, or meetings.

Outside the clubhouse is a pool perfect for laps or leisure. Eight miles of trails wind through green space and to scenic lakes. A full-time activities director helps keep the calendar full.

Interstate 10 is within easy reach. The surrounding Katy has a mall, banks, grocery stores, golf clubs, and big box retail. The city sponsors movies in the park, a rice festival, and community campouts. Its Woodsland Park is home to a senior center.

Memorial Hermann Katy Hospital is accredited by the Joint Commission.

Houston is 40 minutes east. Its zoo, museum of natural science, and aquarium are popular attractions. The city is buffered by Cullen Park and the George Bush Park. Both offer trails for hiking and biking as well as ranges for archery and shooting.

This area of Texas has a humid, subtropical climate, with summer temperatures in the 80s and 90s. Winter temperatures are in the 40s, 50s and 60s. On average, the area receives 45 inches of rain per year. The chance of a tornado striking is 153% above the national average.

Texas:

Two Spanish explorers in the 16th and 17th centuries were the first Europeans to visit this area and settled near El Paso in 1682. A French colony also existed for a time at Matagorda Bay. Americans started to settle at the edge of the Brazos River in 1821. Mexico, recently independent from Spain, controlled Texas at this time.

The American settlers eventually rebelled against Mexico and fought for their independence in the Texas Revolution (1835 to 1836). Legendary battles included San Jacinto and the Alamo. The U.S. annexed Texas in 1845, and the Mexican-American War began in 1846 as Mexico fought to keep Texas.

The U.S. captured Mexico City in 1848 and ended the war. The subsequent Treaty of Guadalupe Hidalgo not only kept Texas in the U.S. but gave the Americans ownership of California, half of New Mexico, most of Arizona, Nevada, Utah and parts of Wyoming and Colorado. Texas has been a part of the U.S. ever since.

The Lone Star State is the second biggest in the country in size, after Alaska, and it leads every other state in the production of cattle, sheep, oil, as well as cotton. Geography ranges from arid, flat plains in the west to the thick piney woods in the east.

Texas also boasts 100 state parks, the Lyndon B. Johnson Space Center, the Alamo and Big Bend Mountains National Park. In September, 2017, one of its major cities, Houston, received 51 inches of rain during Hurricane Irma.
