Outside of Washington, D.C., the Mid-Rise Red Brick 55+ Community of Gatherings at Wellington Has Condominiums, a Clubhouse, Social Events and More

Manassas is about 25 miles outside of the nation's capital and is the site of 55+ Gatherings at Wellington by Beazer Homes. This attractive condominium community broke ground in 2011 and wrapped up in 2016.

Wellington has five mid-rise (four-story) buildings with 27 condominiums in each (135 in total). Building exteriors are red brick with light gray vinyl siding and white accents.

The five floor plans range from 1,448 square feet to 1,886 square feet, and all homes have two bedrooms, two baths, and a ground level garage. A few plans have a den that can double as a third bedroom. Granite counters, hardwood floors, tall ceilings, walk-in closets, large showers with seats, and a fireplace are common features.

Current prices start in the mid-$300,000s. The HOA is about $321 per month. Please verify this with a Realtor as prices may change.

The clubhouse at the Gatherings has a state-of-the-art exercise room, tennis courts, and an outdoor patio. Neighbors meet here for book discussions, game nights, and crafts. The community's major walking path leads to a bank, a grocery store, and a dry cleaner. A nearby OmniLink bus stop and an Amtrak Station make the commute to downtown Washington, D.C., relatively painless.

The First Battle of Bull Run, the first important land battle of the Civil War, was fought nearby. The 1,500-acre Bull Run Regional Park commemorates this fact. Manassas supports art in public places, and its museum manages six historic sites. Its Hylton Performing Arts Center hosts live music and drama. Parks, bike paths and an aquatics center are close at hand.

Summer temperatures are in the 80s and 90s, and winter temperatures are in the 20s, 30s and 40s. On average, the area receives 40 inches of rain and 14 inches of snow each year.

Jamestown was founded in 1607, and both the American Revolution and the Civil War surrender sites are in Virginia. The state, nicknamed the Mother of Presidents, has given birth to eight U.S. presidents and has the longest continually operating state legislature in the Western hemisphere.

Points of interest include the home of George Washington, Thomas Jefferson, Richmond, and Williamsburg, a restored Colonial town. Booker T. Washington's birthplace, Arlington House, and the Blue Ridge National Parkway are worth a visit, too.

Why are HOA Fees So High in 55+ Communities?

HOA fees (homeowner association fees) come in a wide range, and each 55+ community has a different set of guidelines for determining its HOA fees. Generally, the more amenities, the higher the fee. And often older communities have higher fees because as a development ages, maintenance costs increase. Most communities have bylaws stating how high HOA fees can be raised each year. When looking for a 55+ community, always ask about the fees. How much are they? What do they cover? How many increases have there been in the last 10 years? If the developer or sales staff will not tell you, visit on a Saturday when people are out and about and ask a resident or two about the HOA fees.
