Large, Lush 55+ Community of Valencia Lakes in West Central Florida Has Single Family Homes, Town Homes and a Wide Range of Amenities

G.L. Homes has a number of communities in Florida, and 25 miles southeast of Tampa, Wimauma is the site of the gated, 55+ community of Valencia Lakes. This is a well-designed town home and single family home development with a Mediterranean flavor. Lushly landscaped, it has lakes and carefully groomed green spaces.

Valencia Lakes started in 2005 and wrapped up in 2019. It has 1,600+ homes and sits next to Sun City Center. Residences are single story, and they come in a wide range of prices and floor plans. Square footage ranges from roughly 1,300 square feet (town homes) to nearly 3,000 square feet (single family homes). All homes have two, three or four bedrooms, and many feature lake views.

Prices start in the low-$300,000s. The HOA fee is generally in the $500s or more per month. Please verify these prices with a Realtor or the community, as prices may change. Rentals are few but do become available occasionally.

Standard home features include an alarm system, a skid-resistant bath tub, a medical emergency call system, lever door handles, a raised vanity in the bathroom, a gourmet kitchen, ceramic floor tile and/or wall to wall carpet, marble window sills, driveway brick pavers, a fully sodded lawn and more. Homes also have an attached two or three car garage.

The eye-catching entry gate has a bridge, floating fountains and a kiosk entry system.

Amenities are top-notch and include a 40,000 square feet clubhouse with a resort-style pool, state of the art fitness center, an art studio, an internet cafe, saunas, a social hall, a half-court basketball court, pickelball courts, tennis courts, bocce ball courts, an aerobic studio and more.

A full time activities director makes sure there are always activities taking place, and dozens of clubs and events, everything from clay sculpting to movie nights to a drama club, keep residents busy. There is also a dog park and RV parking and storage. The HOA fee include access to all community amenities, security patrol, cable TV and front and back lawn maintenance.

Wimauma does not have a hospital, but South Bay Hospital is just five minutes away in Sun City Center. It is accredited by the Joint Commission and accepts Medicare patients.

The climate is what would be expected in Florida. Summer temperatures reach into the 90s, and winter temperatures are generally in the 50s and 60s. The area receives, on average, 55 inches of rain per year.

Florida:

Sticking out into Hurricane Alley, Florida was a land no nation seemed to want. Ruled successively by Spain, France, England, and the Confederate States of America, the state had a backwater reputation. Other than St. Augustine and Pensacola, there were few cities. The area was rural and populated by frontier farmers.

In the late-1800s, changes came when railroads began chugging down both coasts. Industrialist Henry Flagler's Florida Easy Coast Railway even made it all the way to Key West. The Great Florida Land Boom, the build-up to World War II, and the space industry also helped turn Florida into one of the nation's most populous states. In 1900, there were about 500,000 residents. Today, there are more than 20 million, almost 351 people per square mile.

Why do people keep coming? Tourism marketing is one reason. Annually, millions visit Orlando's theme parks and the state's 663 miles of white sand beaches. Taxes generated by the billion dollar vacation industry allow Florida to prosper without a personal income tax. Budget-sensitive retirees have flocked to its cities and shorelines.

If you can ignore the hurricanes, the state's climate is relatively mild. Only five other states are sunnier. Florida's system of state universities and community colleges is sizable, and its big cities are meccas for culture and the arts. Sarasota is a good example. Its Ringling Museum Complex contains internationally known art museum, a circus museum, an historic theater, and a 66-acre garden. Museums near Orlando range from a Zora Neale Hurston gallery to a Madame Tussauds.

Why Would Someone Age 55+ Retire in an All Ages Development?

While communities designed for people age 55 or better have a lot of benefits, not everyone wants to retire in a development where most of the residents are the same age and often of the same socioeconomic background. All ages community by law cannot discriminate based on age so they nearly always have a wide range of residents, from families and single professionals to empty nesters and often retirees. Many older all ages neighborhoods are organic, that is having grown over time and never having been "master planned." These usually do not have amenities such as a pool, tennis courts, etc. But more and more new all ages communities are master planned, gated, with covenants and HOA fees. Retirees often prefer these to 55+ communities because they allow more interaction with people from more cross sections of the country.
